A lessor who is considering renting their property to a prospective tenant must be fully aware of their responsibility to provide a key to every door lock at the property, they must not have a lock on a door that is active unless a key is provided to a tenant.

When a new tenant commences tenancy at a rental property the lessor is required to provide a key for each lock and an additional key to the front door for each additional tenant – if more than one lock is active on the main entrance of the property the Lessor must provide a key to each lock – all locks must be operational, if a key is not provided and a lock is active the lessor is required to inactivate the lock.

In the event of a tenant locking themselves out of a property after hours – they are responsible for the call out fee for a locksmith to give them access to the property, the owner does not bear this cost unless the lock is in default.

It is suggested that the best option for an owner is to have every lock keyed alike, thus reducing the cost of providing excessive amounts of keys to a prospective tenant and or agents.
