Many of our buyers are quite savvy when it comes to looking at renovations/restorations of properties that we show them.
We recently had a property where the owner was going to renovate the kitchen to sell in the following month, we explained the reasons why this was not a great idea, most buyers can tell when a renovation has been done just for a sale and often they ‘do not want to pay for someone else’s work’, not saying you never get someone who loves it, just quite rare.
In the end we suggested re-doing the handles on the cupboards and fixing the nicks and cracks on the bench tops. The buyers realised they would need to update the kitchen at some stage, however it looked good enough that they would not need to do anything immediately.
Some sellers we have sold for in the past have also gone ahead and done renovations themselves, which has proven to be a little disastrous, mainly because when a buyer organises their building inspection and finds certain things wrong with what they have done, it often can cause the buyer to react with wanting thousands to fix the issue, when it would only have cost a few hundred dollars to organise the right people to renovate in the first place,
Our message to you is that these days buyers are much more cautious and aware of checking over a house completely before fully committing to a purchase, so please never take a shortcut, it could become a costly wrong turn.
