If you are considering renting a property or are a current tenant and want to move into another rental property there are a few things in regard to processing an application that a prospective tenants needs to take into consideration.
Firstly once you have found a property that you would like to make application for tenancy, you must contact the lessor or lessor’s agent to arrange to apply.
The application form that is given to a prospective tenant asks for all relevant information to be filled in, these details are collected solely for the use of the application and will only be provided to the lessor by the agent at the time that the application is submitted to the lessor which is generally after processing.
The prospective tenant also must sign a privacy statement agreement to allow the agent to carry out searches on relevant databases and provide 100 point identification. There must be an application for each person that wishes to apply for the property.
When an agent processes and application on behalf of a lessor, the agent will obtain references and confirm past or present landlords, residential living address, rent paid, salary/income and ensure that the prospective tenant has the ability to pay the rent.
If the lessor or the lessor’s agent accepts the application for tenancy the new tenants are required to pay the first weeks rent to secure the property until such a time that the tenancy commences where they will be asked to sign an agreement as well as other documentation that they will need to sign and will be supplied with.
