When you move into a property, yourself and SPACE Property Agents need to complete an entry condition report (Form 1a).
The entry condition report (Form 1a) is a record of the condition of the property when you start the tenancy and is compared at the end of the tenancy; keep in mind fair wear and tear is excepted.
SPACE Property Agents allow photos to be taken if required and attached to the entry condition report (Form 1a).
If there’s not enough room on the entry condition report, attach extra pages don’t forget to sign and date them and note on the form the number of pages you have attached.
It is at your best interest to complete the tenant section on the entry condition report (Form 1a) before you move your furniture into the property so you can indicate whether items are clean, undamaged and working. If SPACE Property Agents agree with your comments, we will sign the form and provide a copy, if we disagree with your comment we will arrange a time to meet at the property and go through each comment to come to an agreement.
Don’t forget the completed entry condition report must be returned to SPACE Property Agents within 3 days after the day you have moved in, if not returned your comments made will not be taken into account when you vacate.
The entry condition report should be kept in a safe place. It is evidence of the condition of the property and surroundings at the start of your tenancy. This will help resolve any dispute which may arise.
This entry condition report (Form 1a) is worth your bond amount (4 weeks rent), so do the right thing complete it and return it within 3 working days.
