It is quite a big step when you as a seller are presented with an offer, in this I mean there is quite a lot of information that you should have to ensure you are accepting the very best price.
Firstly you should have been shown recent comparative sales to give you an idea of a range of value, it is also helpful for your agent to provide you with feedback from the current buyers in relation to where they see value and what properties in particular they are comparing to. If they are saying your property is worth less than others, it helps to have reasons why those properties were superior in their eyes i.e. better location, more space, recent renovations etc. Lastly and perhaps the most important thing that needs to take place is your agent should be pushing to get your buyer up in price, obviously if the agent has been able to get a high price in the first instance, it can be a little unsafe to push too much. Some buyers are smart enough to give a price which will help their offer seem too attractive to wait for any new ones, that does not mean your agent should not at least try for a little more.
