Attending Inspections
It can be a long a tedious experience attending 5-10 open for inspections every Saturday and often we hear of buyers telling us they could not remember all the details or at least the important information surrounding what each property had to offer.
Creating a checklist before you leave the house with questions to ask at each open for inspection, will certainly give you the opportunity to ensure you have all the relevant information you require for each property. Even if you don’t get the answers at the door, be sure to give the agent your email address, or alternatively grab a business card as the agent will then be able to send you the relevant answers.
Questions that could be of some assistance when searching for houses for sale could include;
- how much is it? (might sound simple, but an easy one to miss)
- are the owners open to offers before? (if an auction and many at the moment are)
- how old is the property?
- are there any issues we need to be aware of?
- has there been a building & pest inspection done and can I have a copy of the report?
- can you tell me some comparable sales to help me with a potential offer?
- do you have an expression of interest/offer form I could fill out and send back to you?
- how long has the property been on the market?
- are there any offers already submitted?
There are most likely more questions you may have, however these are perhaps some of the most important you should get answered, as they will definitely help you to differentiate between the properties that you like, and the properties that you should move forward with and place and offer.
